We ask for a non returnable booking deposit of 20% to confirm your booking with the balance to be paid six weeks before your stay.
We charge an additional £49 cleaning fee per visit so that our charging structure mirrors our Airbnb prices.

if you need to cancel your holiday more than six weeks before arrival you will lose your deposit. If you need to cancel and have paid the final balance we will refund your 80% balance if we are able to rebook. We understand that life can be complicated so we will always work with you to offer alternative dates. We recommend that you have travel insurance when you book.

We are sorry but we don’t allow pets to stay in our cottage, even very well behaved ones. It’s not fair on guests who have booked a pet free stay.

The cottage has a no smoking/vaping policy. Please use the cottage quietly after 11pm.

We don’t ask for a security deposit. We understand that accidents happen. Just let us know when they do.
Conditions for your Booking
Here are the conditions for your booking. They are designed to protect your rights over your stay and us from misuse or abuse of the facilities.
Your contract is with Kirkfell Ltd (“Us, We, Our”), the Company that owns the cottage and the person who makes the booking (“You, Your”). You must be over 18 to do so. You enter into that contract once you agree to our terms and conditions and pay the booking deposit. If you have to cancel your stay for any reason, you will forfeit your deposit if your booking is more than six weeks away. You will forfeit the full amount if you have paid the final balance. If we can replace your booking we will offer you a full or part refund. We recommend that you take out comprehensive travel insurance to cover your losses should any circumstance prevent you from enjoying your stay.
Our booking policy is limited to a maximum of four occupants.
There is no smoking or vaping in the cottage.
Please use the cottage quietly after 11pm.
Please look after the cottage during your stay as if it were your own and leave it tidy. We do not expect you to clean or strip beds when you leave. Do not use the internet for anything illegal!
If you break or damage anything, let us know immediately so we can put it right for the next guest.
For your safety please read our risk assessment
You can use your own streaming accounts on our TV but please ensure that you log out before you leave. We are not responsible for any use or payments made on your account by future guests.
If you need advice on using anything unfamiliar during your stay such as the cooker, the heating system or the stoves, please just ask.
If we have to cancel your booking for reasons outside our control such as changes in government restrictions, fire, war, utility failure, your money will be refunded in full. Our liability is restricted to the value of your booking. We will do our best to find you alternative accommodation.
In the event that you breach any of our booking conditions, cause malicious damage to property, or disturb neighbours with unreasonable noise, music or partying, we reserve the right to ask you to leave immediately without any refund of your booking fee.
Check in is from 4pm on the first day. Check out is 11am on the final day of your stay.
